Specialist cleaning of water tanks plays a key role in the management of the legionella bacteria and legionellosis risk management; water tank disinfection and manual cleaning of water tanks are vital in maintaining compliance with HSE Approved Code of Practice (ACoP L8) and BS8580-1:2019.

Mains water systems can contain low levels of bacteria and dirt, as well as debris, sediment, scale, sludge, biofilm, fouling, wall mould, stagnation, rust & corrosion, foreign bodies and plant growth – which, acting as a nutrient, can lead to the proliferation of bacteria in water storage tanks and cisterns; if left unchecked this bacteria can flow through the system, contaminating it and posing a risk to health.

Water sampling and analysis is used to assay the level of bacterial infection before and after the water tank cleaning and disinfection process, to determine the success of the cleaning and disinfection process.

ARA Environmental sample, analyse, clean and disinfect water storage tanks and pipework in strict accordance with BS:8558 – 2019 and the HSE ACoP L8.

Water sampling and analysis is used to assay the level of bacterial infection before and after the water tank cleaning and disinfection process and to determine the success of the cleaning and disinfection undertaken. Once water sampling is complete, our Legionella Control Association (LCA) accredited technicians thoroughly scrub tanks to remove any biofilm or debris that has accumulated on the walls or floor. Residual dirt can reduce the power of the disinfectant – an effect called ‘sanitation load’.

Using LCA approved disinfectants such as chlorine, hydrogen peroxide and chlorine dioxide – our experienced water hygiene technicians thoroughly clean and disinfect the water tank before completing a second-round of sampling for:

  • Legionella Pneumophila
  • E.coli
  • Total Coliforns
  • Total Viable Count (TVC) – an overall view of any background contamination
  • After water tank cleaning and disinfection, analysis of these counts should be zero.

As part of the Water tank cleaning and disinfection process, we also carry out thorough water tank defect assessments. The assessments are carried out in line with the requirements of HSE ACoP L8 and provide a detailed summary, and undertaking of any refurbishment required to bring the system up to acceptable standards as described in ACoP L8 where.

Why Do I need To Clean My Water Tank?

Water tanks and water systems provide the ideal environment for bacteria to grow and thrive. Responsible persons have a duty of care to protect users from potentially fatal bacteria such as legionella and to minimise any risks to health associated with water systems.

In order to maintain high-quality water supplies, water tanks should be assessed annually and cleaned when necessary in order to prevent bacterial proliferation; water tank cleaning and disinfection is an essential component of any legionella risk management strategy or programme.

Is cleaning my water tank a legal requirement and how often do I need to clean my water tank?

While annual water tank cleaning is not a legal requirement, annual water tank inspections are. It is the responsibility of business owners/ employers, landlords and responsible persons to maintain safe water systems and prevent and reduce the proliferation of legionella bacteria within those water systems.

Annual water tank inspections must be carried by a qualified assessor. The assessor will inspect the tank both internally and externally to determine whether water tank clean and disinfection services are required.
